Every canal is different.… These unique differences can not be learned on MLS or even a coast chart.. If you own or want a deep draft boat like a offshore fishing boat or a sail boat you can not live on some canals in my area and get to the Gulf. We match our customers boating desires to the canals that work for them individually. We know the depths of the canals and access to the Gulf because we live here and boat here. I was born in Tampa, I grew up fishing in these waters, and my family has had a fishing camp at the mouth of the Suwannee River for over 100 years. My mother and grandmother were born in Florida. My dad grew up in St Pete Beach. So, I know and understand Florida like few others. I have a unique and personal understanding of the communities along the Gulf Coast of Florida from the mouth of Tampa Bay north to the Suwannee River.

Why I am a new type of real estate agent:

The internet has changed everything. Now, finding a house you like is easy! You know what you want. It is easy to search for a house for your dream home using the internet. Then it is simple to call any old real estate agent to show you those homes!

Most old school real estate agents think their job is done at this point!

For me, my job is just starting! What next happens is more important.

  1. Negotiating the right price for a house is an art not a science.

  2. Getting all the contracts and documentation is critical.

  3. Determining the true condition of that home takes a team of professionals that I work with every day. So you know what you are buying!

  4. Getting homeowners and/or flood insurance coverage takes the right information delivered to a number of agents so you get the best coverage for the lowest price which makes your payment lower.

  5. Knowing that the right lender that will save you time and money on that house, while avoiding choosing the wrong lender could mean not even getting the house you want.

  6. The right title company will make the closing happen smooth and easy without any surprises.

My job as a real estate agent today is about making you confident that the home you selected to buy is at a fair price and in the condition you expect eliminating as many uncertainties as possibilities then getting the transaction completed as soon as possible!

That is why I am a different type of real estate agent and closed 110 homes in 2019 while the average agent closes only 5 homes a year.
